Festival = from the second Thursday to the third Saturday of May (12 days). Highest prices of the year, multiplier x2.5 to x4 vs low season. Bookings 9-12 months in advance for the best villas.

The Festival 'sweet spot': the first week (Tuesday to Saturday) is more accessible than the second (-15 to -25% in price). If you don't absolutely need the closing ceremony, start your stay on Tuesday or Wednesday to save 8,000-25,000 € on an average villa.

Why such a large price gap between areas?

Cap d'Antibes waterfront (x3 to x4)

Cap d'Antibes concentrates the most expensive properties on the French Riviera. Scarce land, waterfront sea views, direct access to private beaches (Garoupe, Eden-Roc), proximity to the Hôtel du Cap. The legend.

Croisette penthouse Cannes (x1.8 to x2.5)

For those who want to be at the heart of the Festival action or intense nightlife. 200-400 sqm penthouses with terraces overlooking the bay are rare (no more than fifty across Cannes). Maximum demand in May.

Cannes Hills - La Californie (x1.4 to x1.8)

The premium residential area of Cannes proper. Panoramic views of the bay and Lérins Islands, complete calm, 10 minutes from the Croisette. The luxury/practicality compromise.

Mougins, Saint-Paul-de-Vence (x1, reference)

The Cannes hinterland: Provençal bastides, landscaped grounds, rural calm. 20-25 minutes from the Croisette by car. Excellent value for money, ideal for families or long stays.

Mandelieu, La Bocca, Théoule (x0.7 to x0.9)

West Cannes, more accessible. Family beaches, residential calm, 15-25 minutes from the centre. For tighter budgets or longer stays.

Common client mistakes on villa pricing

Mistake 1: focusing on price per square metre

A 200 sqm villa in Mougins costs as much as a 120 sqm villa in Cap d'Antibes: it is NOT the same product. Price per sqm makes no sense in villa rental. Compare overall use value.

Mistake 2: forgetting optimisation costs

Asking for 'the same villa 25% cheaper' when all margins have been given: impossible. Asking for 'this villa OR an equivalent with an optimised price': real margin of 15-20%.

Mistake 3: underestimating tips and services

For a stay with housekeeper and private chef for 7 days, customary tips amount to 800-2,500 € to plan in addition to the headline price.

Mistake 4: believing comparison sites give the real price

Booking, Airbnb, etc. display the 'low season base' rate. Real quotes include seasonality, demand, cleaning, taxes, platform fees. Count +35 to +50% vs the price advertised on portals.

Why can the same property be more expensive with you than on Airbnb?

Not systematically: on 70% of villas common to both our catalogues, our price is equal or lower (Stripe + Airbnb fees vs our 8-12%). On 30%, Airbnb is slightly cheaper because the owner absorbs the fees.

Is the price negotiable?

In low season or for long stays (3+ weeks): margin of -10 to -20%. In high season or during the Festival: very little, demand exceeds supply.

Is there a security deposit?

Yes, 5,000 to 30,000 € depending on the villa's value. Refunded within 14 days of departure if everything is in order. A bank guarantee can be used instead.

Why is the Festival rate so high?

Absolute demand peak over 12 days, limited capacity of Croisette villas. Multiplier x3 to x4 is normal. If possible, shifting to May outside the Festival or June saves substantially.

What hidden costs should I anticipate?

Honestly, none with us (transparent quote). But to budget: tips (5-10%), local dining (50-300 €/person/day), transport (driver 800 €/day, helicopter 2,500 €/transfer).

Does the price change with the actual number of guests?

No, the price is per villa. But respect the official capacity: undeclared overoccupancy = deposit retained + risk of eviction.

Do you accept payment in instalments?

30% deposit on booking, balance 30-7 days before the stay depending on the villa. For very large amounts (50,000 €+), 4-6 monthly instalments possible with a bank guarantee.

How long does it take to get a villa quote?

For a standard villa off-season: within 24h. For a premium villa or in high season: 24-72h. For an exceptional villa (top 10% of the catalogue) during the Festival: up to 7 days (availability check with the owner).
