Low season = October to April excluding end-of-year holidays and February school holidays. The most accessible period for villa rental: wide availability, room for negotiation, weather still pleasant up to 22-25°C during the day.

Festival = from the second Thursday to the third Saturday of May (12 days). Highest prices of the year, multiplier x2.5 to x4 vs low season. Bookings 9-12 months in advance for the best villas.

The Festival 'sweet spot': the first week (Tuesday to Saturday) is more accessible than the second (-15 to -25% in price). If you don't absolutely need the closing ceremony, start your stay on Tuesday or Wednesday to save 8,000-25,000 € on an average villa.

Cap d'Antibes waterfront (x3 to x4)
Cap d'Antibes concentrates the most expensive properties on the French Riviera. Scarce land, waterfront sea views, direct access to private beaches (Garoupe, Eden-Roc), proximity to the Hôtel du Cap. The legend.
Croisette penthouse Cannes (x1.8 to x2.5)
For those who want to be at the heart of the Festival action or intense nightlife. 200-400 sqm penthouses with terraces overlooking the bay are rare (no more than fifty across Cannes). Maximum demand in May.
Cannes Hills - La Californie (x1.4 to x1.8)
The premium residential area of Cannes proper. Panoramic views of the bay and Lérins Islands, complete calm, 10 minutes from the Croisette. The luxury/practicality compromise.
Mougins, Saint-Paul-de-Vence (x1, reference)
The Cannes hinterland: Provençal bastides, landscaped grounds, rural calm. 20-25 minutes from the Croisette by car. Excellent value for money, ideal for families or long stays.
Mandelieu, La Bocca, Théoule (x0.7 to x0.9)
West Cannes, more accessible. Family beaches, residential calm, 15-25 minutes from the centre. For tighter budgets or longer stays.

Lever 3: share the costs (-30 to -85%)
A 12-person villa at 18,000 €/week, shared between 6 couples or 3 families, comes to 1,500 €/person or 6,000 €/family. Highly competitive vs a 4-star palace.
Lever 4: long-stay booking (-15 to -30%)

- Annual occupancy rate: an owner with 60% occupancy is more open to negotiation than one at 95%
- Date of your request: 15 days before = strong negotiation room, 6 months before = none
- Client profile: polite family without extravagant demands = easier discount than a group of friends for a birthday
- Length of stay: 2 weeks + hotel-style service = possible discount of 10-20%
- Repeat business: 'I come every year' = very positive signal for the owner
Common client mistakes on villa pricing
Mistake 1: focusing on price per square metre
A 200 sqm villa in Mougins costs as much as a 120 sqm villa in Cap d'Antibes: it is NOT the same product. Price per sqm makes no sense in villa rental. Compare overall use value.
Mistake 2: forgetting optimisation costs
Asking for 'the same villa 25% cheaper' when all margins have been given: impossible. Asking for 'this villa OR an equivalent with an optimised price': real margin of 15-20%.
Mistake 3: underestimating tips and services
For a stay with housekeeper and private chef for 7 days, customary tips amount to 800-2,500 € to plan in addition to the headline price.
Mistake 4: believing comparison sites give the real price
Booking, Airbnb, etc. display the 'low season base' rate. Real quotes include seasonality, demand, cleaning, taxes, platform fees. Count +35 to +50% vs the price advertised on portals.
