Our 5-step process to bring your property under management
Step 1 - Free audit (in-person visit)
We visit your property (1-2 hours on site), evaluate its rental potential, identify possible improvements (equipment, decoration, photos). Written audit delivered within 7 days.
Step 2 - Mandate proposal
Within 14 days we propose a mandate contract with: recommended service level, year 1 revenue projection, action plan (photos, listing, first dates).
Step 3 - Preparation and listing
Within 14-21 days of signing: professional photos, multilingual listing copy, listing on 5+ platforms, calendar and pricing setup.
Step 4 - First reservations
First reservations typically between day +7 and day +30 after listing. Our target: 70-85 % occupancy across the 3 peak season months.
Step 5 - Ongoing management
Monthly reporting + annual review. You stay in control: ability to block dates for personal use, strategy adjustments on request.
Airbnb regulation in Cannes: what you need to know
Cannes has put in place several short-term rental regulations. Our service includes compliance:
- Mandatory city hall registration number (free, 1-week procedure)
- 120-night/year limit for primary residences (does not apply to second homes)
- Real estate compensation required if a residential property is converted into a tourist let (for properties >75 sqm or specific co-ownerships)
- Tourist tax to be collected and remitted to the city hall (1.50-3.50 EUR per adult per night depending on property category)
- LMNP/LMP declaration mandatory with the tax authorities
