Cannes La Bocca is the western district of the city, stretched between the dual carriageway and the sea, along nearly 4 kilometres of coastline. Long considered the 'far end of Cannes', it has now become a sought-after destination for wealthy families looking for luxury without the bustle of the centre.
The district offers a magnificent coastline with the Midi and Beal beaches, and the Bocca Cabana promenade that stretches 1.2 km. Inland, the old villas from the 1930s and 1960s have gradually been bought up and renovated, creating a quietly prestigious property stock.
La Bocca's postcode is 06150 (vs 06400 for the city centre). But administratively it is the same Cannes municipality. The result: same municipal services, same taxation, same local administration.

Pointe Croisette (the transition zone)
The eastern tip of La Bocca, 5 minutes from the centre of Cannes. Villas are rare but prestigious (1930s-50s architecture). The transition between Cannes and La Bocca, ideal for those who want both atmospheres. Villa rates: 6,000-15,000 EUR/week low season, 12,000-30,000 EUR/week high season.
Boulevard du Midi - Bocca Cabana (the heart of life)
The heart of La Bocca: a 1.2 km coastal promenade, public and private beaches, beachfront restaurants, modern apartment buildings with sea views. Pleasant residential life. Penthouse rates: 4,500-12,000 EUR/week.
Saint-Cassien (the heights)
Residential district on the first hills above La Bocca. Quiet, panoramic sea views, family villas. Very popular with second-home owners. Villa rates: 4,000-10,000 EUR/week low season, 8,000-22,000 EUR/week high season.
Roubine and Plein Ciel (best value for money)
Further from the sea (5-10 min by car), but beautiful spacious villas with large gardens. Even more affordable rates, ideal for extended families. Rates: 3,200-8,500 EUR/week low season.
