The essentials in 30 seconds
Our catalogue: 80+ luxury villas in Cannes and the surrounding area, all physically inspected each year against a 60-point grid. Four main neighbourhoods: Cap d'Antibes (the most exclusive), Croisette penthouses (Festival), the Cannes heights (La Californie), Mougins/Saint-Paul (Provencal bastides). Pricing 8,000-250,000 EUR/week depending on category. 5* hotel service included or available: housekeeper, private chef, estate manager, driver, security (1,500-8,000 EUR/week extra depending on scope).
What sets a luxury villa apart from a standard rental
The word 'luxury' is used freely in the rental property market. For us, a luxury villa in Cannes meets all of the following strict criteria simultaneously:
Our luxury villa qualification grid
- Remarkable architecture: signed architect-designed home, restored 17th-19th century Provencal mas, or museum-quality contemporary design
- Premium location: waterfront, hillside with panoramic view, or gated grounds in the best neighbourhoods
- Generous footprint: minimum 350 m² of living space + 1,000 m² of landscaped grounds (pool, garden, terraces)
- Professional equipment: pro kitchen, home cinema, gym, private spa, climate-controlled wine cellar
- Hotel service included or available: a permanent on-site team, not just keys
- Annual physical inspection: every piece of equipment checked, 220-thread cotton bed linen minimum, 2024-2026 technology
- Guaranteed fibre Wi-Fi network: real 100+ Mbps, mesh across the entire property
- Air conditioning in every room with individual control
Across the entire Cannes market, only around 12-15% of villas marketed as 'luxury' actually meet these 8 criteria. Our catalogue applies this grid systematically.

Step 1 - In-depth brief (1-2h, free of charge)
We ask you for: precise dates, required capacity, budget, architectural preferences (modern vs Provencal), absolute requirements (sea view, single-storey, walking distance to the beach, etc.), restrictions (allergies, pets, etc.).
Step 2 - Pre-selection (within 7 days)
We send you a shortlist of 3-5 villas matching your brief exactly, with: HD professional photos, virtual 360° video, detailed floor plan, technical fact sheet, anonymised testimonials from previous clients, detailed pricing.
Step 3 - Physical or virtual viewing
If you are on site: physical viewing of 1-3 shortlisted villas (1-2h each). If you are abroad: virtual viewing by video conference with our adviser on site filming and commentating.
Step 4 - Booking and contract
Rental agreement signed electronically (DocuSign), 30% deposit on signing, balance 30 days before arrival. Refundable security deposit on departure (5,000 to 30,000 EUR depending on the villa).
Step 5 - Stay coordination
Our team orchestrates: arrival (driver from the airport, shopping, flowers, dinner on the first evening), daily service, restaurants, outings, and remains reachable 24/7 for any contingency throughout your stay.

How to stand out in the jungle of 'luxury' listings
The 4 questions to ask to verify a villa is genuinely luxury:
1. When did your team physically visit the property?
2. What is the brand/quality of the linen provided?
3. Is the hotel service included or optional?
4. Can you put me in touch with one previous client?
Common mistakes when renting a luxury villa
Mistake 1: focusing on size rather than quality
A poorly maintained 600 m² villa is less enjoyable than a perfectly equipped 350 m² one. Size does not make luxury.
Mistake 2: under-budgeting the hotel service
A luxury villa without a daily housekeeper is squeezing the experience. Budget at least 1,500-3,000 EUR/week for a proper service.
Mistake 3: skipping the physical inspection
Online photos do not show the flaws. Always ask for a recent virtual video or a physical viewing.
Mistake 4: forgetting to test the Wi-Fi beforehand
Many older villas have poor Wi-Fi. Essential to test before signing if you are working remotely.
Mistake 5: choosing on price alone
A villa priced well below market often hides a major flaw (obstructed view, problematic neighbourhood, faulty equipment). Be wary.
A great luxury villa does not just make a good stay. What makes a GREAT stay is the team that looks after you once the door is closed. That is what our profession has been about for 17 years.
